“Best” is a relative term. What do you want your apartment to be? The cheapest apartment in Gainesville? The most expensive Gainesville apartment? Would you rather find a quiet Gainesville apartment that caters to adults and families? Or are you looking for a party apartment? Gainesville, Florida, has all of these. So it’s tough to answer your question without much more input.

Here’s Swamp Rentals’ advice… take a look at our list of Gainesville apartments, and start filtering based on the rent price that meets your budget. Then click on the Gainesville neighborhood or neighborhoods that you’re interested in living in. And start filtering… do you want an “all inclusive” or “rent by the bedroom” style of apartments that is typical for student apartments? Or are you looking for “rent by the apartment” which is typical for families or students looking for a lower rent, budget option?

Once you’ve made those quick & easy decisions, you should be well on your way to finding the “best Gainesville apartment” to suit your needs.

As a parent, why would I want my UF student to move off campus from a dorm to an apartment?

There are three solid reasons that you’d want your UF student to rent an apartment in Gainesville as opposed to living in a UF dorm. First, dorms are loaded with lots of young, incredibly immature students who do incredibly immature things. We’ll leave it at that. If you want more detail, ask a student at UF for a dorm horror story… we guarantee you’ll wish you didn’t ask. Second, Gainesville apartments provide the opportunity for your UF student to spread out & live in peace. The space in the apartment and the quietness that comes with it will show in their grades. In an apartment, there might be two or three friends living with your student who will distract him or her from studying… in a dorm, there would be a whole floor of people eager to distract. And, third, going away to college is about more than just getting a degree… it’s about growing up and learning how to be an adult. Living in a UF student apartment with a handful of roommates and on-premise management is , in our opinion, the best classroom available for achieving that goal.

I signed a lease with some friends at a Gainesville apartment, but I’m not getting along with them anymore. Is there a way I can get out of my lease?

Unfortunately since a lease is a binding legal contract you cannot just get out of your lease. There are a few alternative options you can consider in this situation. Speak with the Property Manager or Leasing Manager in the office and ask if there is another unit you can transfer to. Remember that not only will there have to be availability, but you will also have to roommate match with the current residents. Also be aware that you will most likely be assessed a transfer fee. The second option would be to sublease or sublet your room. You can find someone or you can have the management take care of finding someone. From here you can have the new person take over the lease completely, or you can have them send you a check and you pay the office. The disadvantage of you paying the rent is that if the new tenant decides to stop paying rent, you will be stuck with the bill. The disadvantage of signing the lease over is that there will usually be a sublease fee.

I really enjoy grilling with my friends on Game Day. Am I allowed to have a grill at my apartment?

Because it is against fire code, grills are not allowed on patios or inside your unit. There are many communities around Gainesville that have BBQ grills for the residents to use. A really neat alternative is to invest in an electric grill. Electric grills can be found at Home Depot, Lowes Hardware, and even Wal-Mart. Electric grills don’t use gas, but instead you simply plug them into the wall and you are set!

I signed an individual lease at a Gainesville apartment and I will be getting random roommates. Will I receive a separate key for my front door and my bedroom when I move in?

Most student communities that have roommate matching and individual leases will give you three different keys when you move in: a front door key, a bedroom key, and a mailbox key. Some places will have an access card or a remote for entry to the communities’ amenities, such as the game room and fitness center. For some of the communities with shared bathrooms, you may also receive a separate key for that.

I'm thinking about renting a condo in Gainesville. Any thoughts or suggestions?

Here's our advice... find out who you would be renting the condo from. Is it "some guy" who only gives you a cell phone number and doesn't have a website or an office? If so, run! Always look to make sure that you're renting a condo or an apartment from an actual business. Roommate matching can help with this, or if you decide to rent an apartment with friends, make sure you guys understand each others wants and needs when it comes to sharing an apartment.

Gainesville has a number of lakes, and yes, we have apartments that are located on some of them. One apartment that comes to mind is Lakewood Villas, a CMC apartment, at 700 SW 62nd Blvd. The apartments are located just south of the Oaks Mall. The Bartram Apartments keep coming up in my search for “apartments gainesville.” They seem really nice, but a bit more expensive. Is it worth renting an apartment there?

Absolutely, it’s worth renting an apartment at The Bartram. Obviously, the place looks like an actual resort! But on the rent cost side, their apartments are more affordable than you might think. First, The Bartram was built with energy efficiency in mind, so the utility will be low for your apartment. Second, they include some key utilities like Cox Cable (Cox TV) and high speed internet. There is a two week gap between the end of my current lease and the start of my new lease. Is there a way I can request an early move in, or a late move out so I'm not homeless for two weeks?

Great question! In the student apartment industry this two week gap is known as "turn." This is a crucial time for the management because they have to inspect, clean, and prepare every single room before all the new residents move in. Some communities will allow a handful of residents to move in early or move out late, so addressing this issue with the leasing office early is ideal. In the future consider renewing you lease because not only will you not be homeless and have to worrry about packing and moving, but you can also take advantage of some great renewal specials.

There are a few ways apartments handle their parking in Gainesville. While many do have outdoor lots, there are a select few that have covered parking structures. A few apartments communities also have private garages that residents may rent at an extra cost. This option could mean that extra security and peace of mind for your and your parents. Fortunately, many Gainesville apartments provide ceiling fans with lights, however, the apartments that do not have most likely will not tell you this. When you are shopping around for apartments and taking tours of the models, have a checklist of things to look for. Be sure to look for things like ceiling fans with lights, blinds for the windows, and curtain rods. If the model is decorated and you are not sure what items come with the apartments, be sure to ask the leasing agent giving you the tour. For the apartments that do not have ceiling fans, you can purchase an electric fan at local stores such as Target and WalMart.
