Is a pool important for your apartment search?

by Lauren 24. July 2010 23:55

Looking for a new apartment? It gets pretty hot in Gainesville. So if you want daily pool access, you might want to look for an apartment complex that has a pool.

While there are lots of apartments with pools in Gainesville, you should start by deciding which area of Gainesville you want to live in, and going from there.

Some pools are kept super clean and are only for residents to use, while others have more relaxed rules and still others are at party apartments with huge pool parties all the time. If you are looking for somewhere quieter to live, a party apartment might not be the best choice for you. At some complexes, however, you can choose if you’d like to live poolside, or elsewhere on the premises.

If you are actually wanting to go swimming, it might be a better choice for you to choose an apartment with pool monitors, who make sure only residents or guests of residents are at the pool. This helps to maintain a clean and quiet pool area.

Most important is safety. I have never been to a pool in Gainesville that has a lifeguard. So remember you are swimming at your own risk and be careful!

What questions should I ask about renting a Gainesville apartment?

There are definitely a few things you want to ask before you put your signature on a lease. Most questions you should ask will be answered in the lease so it is very important to take the time to read the terms of the lease. Things you will want to pick out are how they handle deposits, utilities and amenities, rent payments, late fees, and maintenance problems. Think back to any issues you’ve had in the past with renting a place and be sure to ask the management how they handle those situations.

There are so many apartments in Gainesville I just don't know where to start. Help!?

Start on our search pages. Look through the different categories from Pricing to Green Efforts. You may not care if a community has plastic recycling but it may be a requirement of yours that your monthly rate is below $800 a month. As you look down the list of community amenities and features you will be able to narrow down your options based on your needs and lifestyle. You may discover there are some things that are important to you in a home that you never realized before.

Who should I talk to if I have a problem with my new place?

The office staff is there to make sure your experience at the community is as pleasant as possible. If you are happy, you will live there longer and they will continue to get your business. If you have a problem be sure to vocalize it to the leasing staff; they can’t fix a problem they don’t know about. If you are having an issue with an appliance or something inside your Gainesville apartment, call the maintenance staff to have to come out and fix the problem. If you are having issues with your neighborhoods, paying rent, or something else regarding your lease terms make an appointment at the office to sit down and talk to them.

Do you only have apartments for students on your site?

Not at all! Because many of the Gainesville apartments are geared towards the students that flock to town for school, we do have a bunch of student housing communities on our site. While these places have individual leases, furniture packages, and amenities geared towards students, fair housing laws prohibit leasing offices from discriminating against non-students. If you are looking for a new place for your family or you are trying to get away from student housing, we also have options for you!

Are there any furnished apartments in Gainesville?

Many student communities will have some sort of furniture package available for renters. Sometimes you may have to pay a little extra for furniture, but many times the furniture will come standard with the cost of rent. If you would like to browse communities in town that offer furnished units check out our search page now!

Am I allowed to have guests stay with me?

YES! Unlike with dorms having your own Gainesville apartment gives you the flexibility to have guests come over whenever you’d like. Whether you have family members coming in from out of town or you have friends visiting for a football game you can have people stay with you. A few things to keep in mind if you have guests coming over are if you have roommates it is courteous to let them know so they are not an surprises. Also be sure your guests are only staying for few days. Some leases may have restrictions on how long a guest can stay. If a guest is staying over for an extended period of time, the management may fine you or even evict you for having an illegal roommate.

What is a rental history and do I have to have one?

Not everyone has a rental history, and this is especially true for students. If you've rented an apartment in the past then you have a rental history. When applying to live somewhere the management may refer to your rental history to determine if you meet the criteria to rent there. If you have a rental history it must not show any outstanding balances owed to another communities. If you are currently renting, you must be current and up-to-date with your payments. If you do not have a rental history you may need to obtain a cosigner to rent a Gainesville apartment.

What if there are discrepancies between what I saw on my tour of the model and what I get when I move in?

If you decide to visit a community and take a tour of a model, chances are you will see a beautifully decorated, spotless place. Remember that these communities spend hundreds and sometimes thousands of dollars decorating these models to look perfect for prospective residents. In your lease you probably will find a paragraph about the condition of the apartment you will receive. It might say something about the fact that it was cleaned but that there may be normal wear and tear. Unfortunately since most renters sign their leases months in advanced, you will not know what your room looks like until you move. Be sure to fill out your move in condition form, take photographs, and submit any and all documents to the leasing office regarding the condition of your place when you move in. If you are not satisfied with the Gainesville apartment you were assigned to, let the leasing office know as soon as possible so they can try to rectify the situation before you unpack.

What utilities am I responsible for?

Maybe. Many Gainesville apartments will pay for all of your utilities including water, electric, internet, cable television, and pest control. While some communities will pay for all of the costs, many have a cap on the water and/or electric bill. For example, it may be written into you lease that you have a $30 allotment of water and electric costs covered. If you are in a four bedroom apartment and each person has $30, your entire unit is allowed to use $120 of utilities per month. If you go over this amount, the difference will be split amongst all of the roommates. Ask your leasing office if they include utilities and if there is a cap involved.

What schools are in the area of this community I’ve been looking at?

The University of Florida and Santa Fe State College are only a short drive, or walk, from most of our communities. To figure out the best way to get to campus from a community you are interested in, simply select the “Neighborhood Info” tab along the left hand side of a community’s listing. A section titled “How to get to School” will help you decide the best routes to navigate to campus.

I’ve heard that the dorms on campus will kick you out during winter vacation. If I rent from a Gainesville apartment, will they kick me out during our time off in December?

NOPE! This is one of the greatest perks of renting a place as opposed to choosing a dorm on campus. On campus you have an RA checking up on you, rules about friends visiting, community bathrooms, and ROOMmates. When you have your own place you may have roommates but they are not really in the same room as you. You may have to share a bathroom but it would only be with 2-3 other people, not 20-30. There is a lot more freedom that comes with living off campus, and the best part is you won’t ever get kicked out, unless your lease runs out!

What lease terms do Gainesville apartments offer?

The lease length required by renters can vary quite a bit depending on their needs. Some renters who are students need only a lease that will last for two school semester which would be about 9 months. Families and young professionals who are more stable and settled down will opt for 12 month or longer leases. In some situations there is a need for a short term lease and there are communities in the area that can fulfill these needs. To search for communities based on the lease lengths that they offer, simply check out our search page and choose the lease length that fits your needs. You may choose from 12 month leases, 9 month leases, semester leases, and short term leases.

How long does it typically take to find a Gainesville apartment?

Finding a new place to live can take from about one week to a few months. While many students will handle find an apartment like studying for a test (they wait until the last minute and try to cram it all in one day), it is best to spread out the hunting and searching to be sure you are getting the best deal and the right place for you. Too often renters will choose the first place they go to only to find there was a nicer, cheaper, better community right down the street. Start your search right here on SwampRentals where you can easily compare all the communities in the area and find the ones that fit YOUR needs.

Can you explain what a studio is and if they are offered at any Gainesville apartments?

A studio can also be referred to as an efficiency or a flat. It is basically a one bedroom unit where the bedroom, living room, and kitchen are combined. Room dividers are used by those who live in studios to create the sense of separate rooms, however, many do choose to live in studios instead of one bedrooms because they tend to cost less. To search for communities that offer studios simply head over to our search page and use the slider bars to choose 0 bedrooms.

Can I pre lease an apartment for when I move there?

You bet you can! In Gainesville it is pretty typical for renters to sign a lease for a place well before the semester starts. As a matter of fact it is encouraged that you begin looking for a place in January-February and you make a decision before the spring semester has ended. Lots of specials and discounts are available to renters, such as free scooters and cruises or lower rental rates. Theses specials are usually offered to the first few people who sign leases as there are typically limited quantities. If you know you will need a Gainesville apartment for a few years, ask about lease lengths greater than a year for additional discounts.

Can I pay for my rent at apartments in Gainesville with cash?

Probably not! The reason for this is that the majority of leasing offices don’t have the ability to store large amounts of cash securely. Always look to make sure that you're renting a condo or an apartment from an actual business. This way, you'll know that there is a whole team ready to help fix any problems that arise... and there is more than one person to hold accountable.

Are there any waterfront apartments in Gainesville Florida?

Gainesville has a number of lakes, and yes, we have apartments that are located on some of them. One apartment that comes to mind is Lakewood Villas, a CMC apartment, at 700 SW 62nd Blvd. The apartments are located just south of the Oaks Mall. Lakewood Villas has a number of wildlife trails & docks on the lake. The best part is that they are located in the center of West Gainesville… your apartment would be close to UF, and ten minutes away from just about anywhere you’d like to go.

The Bartram Apartments keep coming up in my search for “apartments gainesville.” They seem really nice, but a bit more expensive. Is it worth renting an apartment there?

Absolutely, it’s worth renting an apartment at The Bartram. Obviously, the place looks like an actual resort! But on the rent cost side, their apartments are more affordable than you might think. First, The Bartram was built with energy efficiency in mind, so the utility will be low for your apartment. Second, they include some key utilities like Cox Cable (Cox TV) and high speed internet. And third, they’re running amazing apartment specials & deals on a number of their floor plans right now. Good luck in your apartment search!

As a parent, why would I want my UF student to move off campus from a dorm to an apartment?

There are three solid reasons that you’d want your UF student to rent an apartment in Gainesville as opposed to living in a UF dorm. First, dorms are loaded with lots of young, incredibly immature students who do incredibly immature things. We’ll leave it at that. If you want more detail, ask a student at UF for a dorm horror story… we guarantee you’ll wish you didn’t ask. Second, Gainesville apartments provide the opportunity for your UF student to spread out & live in peace. The space in the apartment and the quietness that comes with it will show in their grades. In an apartment, there might be two or three friends living with your student who will distract him or her from studying… in a dorm, there would be a whole floor of people eager to distract. And, third, going away to college is about more than just getting a degree… it’s about growing up and learning how to be an adult. Living in a UF student apartment with a handful of roommates and on-premise management is , in our opinion, the best classroom available for achieving that goal.

Is it better to wait until later in the summer to sign my lease, or should I sign my Gainesville apartment lease now?

Do you have a specific apartment in mind or a certain apartment deal that you’d like to take advantage of? If so, unless you’re a Vegas fan, then Swamp Rentals would suggest that you go ahead and sign your lease now. Many of these apartment deals and specials are literally for a limited time. The management companies will set up apartment specials so that they rent a certain amount of apartments at a discount and then revert to the normal rents to lease the final group of apartments. So, to go back to your question, time is limited, and sooner can definitely be better.

What’s a pool party like at a Gainesville, FL apartment?

You’ll find two different types of pool parties in Gainesville… some are pretty chill, and others are absolutely insane! The “chill” apartment pool parties will generally have food, sodas, maybe some music. Typically you’ll find a good number of people, but they’re not overly crowded. The “insane” apartment pool parties in Gainesville are just that… insane! You’ll be one of hundreds if not thousands of people. You’ll definitely find a DJ, typically from one of Gainesville’s nightclubs. Many of these apartment pool parties are hosted by Gainesville Nightclub promoters. And if you’re over 21, you’ll probably be able to find free beer or other adult beverages. How can you tell if your apartment’s pool party will be chill or insane? Just ask the management… they’ll be glad to embrace one of the two titles.

How inclusive are all inclusive apartments in Gainesville, FL? Do they have free electric and other utilities?

Gainesville’s “all inclusive” or “rent by the bedroom” apartments tend to include a utility cap for electric usage. If it were free, then college students could run their air conditioners with the windows open all day & all night! An all inclusive or all included apartment will also usually cover water, sewer and trash removal in addition to the usual pest control and maintenance. One other benefit of all inclusive apartments is that they usually provide furniture. Here’s a trick… if you have your own bedroom furniture but want a furnished common area, just let the apartment know before you sign your lease. From what Swamp Rentals hears, apartments will be very accommodating when it comes to removing furniture from one of the bedrooms… especially if that means that you’ll be signing a lease with them!

When I search “apartments Gainesville” or “apartments Gainesville Fl” in Google, I get literally thousands of apartments and apartment finders in the results. Why should I use Swamp Rentals to find my Gainesville apartment?

I am moving away from home to Gainesville and my parents are worried about my car. Are there apartments in Gainesville with covered or private garages?

There are a few ways apartments handle their parking in Gainesville. While many do have outdoor lots, there are a select few that have covered parking structures. A few apartments communities also have private garages that residents may rent at an extra cost. This option could mean that extra security and peace of mind for your and your parents. Always remember that most communities have car decals and designated areas for parking, so be sure to ask your leasing office what their policies are on parking to avoid being towed.

I signed a lease at an apartment that seemed really nice, but when I moved in I realized there was no ceiling fan and no light in the bedroom. Do all apartments in Gainesville not have a ceiling fan?

Fortunately, many Gainesville apartments provide ceiling fans with lights, however, the apartments that do not have most likely will not tell you this. When you are shopping around for apartments and taking tours of the models, have a checklist of things to look for. Be sure to look for things like ceiling fans with lights, blinds for the windows, and curtain rods. If the model is decorated and you are not sure what items come with the apartments, be sure to ask the leasing agent giving you the tour. For the apartments that do not have ceiling fans, you can purchase an electric fan at local stores such as Target and WalMart.
