Hey Gainesville, you've got a full line up of brand new apartment options opening for Fall 2020! With so many options, both brand new and existing, you have a lot to consider when signing a lease for Fall 2020. Lucky for you, we've been hard at work getting to know the new options and visiting all of their temporary leasing offices. In an attempt to make your life easier, we've compiled a list of all the brand new apartments opening this year with details on where to find their leasing offices and what to expect from the new communities!

To view each apartment's listing on Swamp Rentals, just click the orange names below. From there, you can see floor plans, pricing, specials, and the latest photography. These leasing offices can get busy, so if you plan on stopping by, we'd suggest using our schedule a tour button to let the team know when you plan to visit.

Campus Circle Gainesville

Located off Hull Road (just behind Varsity House across the street from the new Aloft hotel), you can already see Campus Circle's gathering of buildings taking shape. The Campus Circle leasing office is officially open, to visit just drive down Hull Road and look for the signs leading you to the temporary leasing office. Our team stopped by for a visit and got to try out the most realistic virtual reality tour we've ever seen! Equipped with a virtual reality headset and a controller in each hand, you can make your way through a virtual tour of Campus Circle's amenities (pool, gym, outdoor areas) and an apartment (kitchen, living area, bathroom).

VR Tour at Campus Circle

All of the apartments at Campus Circle will be individually leased, by the bedroom, offering one-, two-, and four- bedroom floor plans. As a nice bonus, Campus Circle's pricing includes cable, Wi-Fi, water, valet trash, and parking, to make your life easier! The shared floor plans were built with sharing in mind, so that no 2 bedrooms share an interior wall and each resident will have their own bathroom. We were delighted to find that with our controllers we could actually pick up a bean bag and toss a corn hole game by the pool deck in the virtual world! Hub on Campus Gainesville (University and 3rd Avenue)

The Hub brand has been bringing luxury apartments to student markets across the United States, and Gainesville is up next for Fall 2020! There will be two locations in Gainesville, one on University Avenue and the other close by on 3rd Avenue (right by the brand new Publix/Starbucks building off NW 13th St.). Both locations are leasing out of the same space on University Avenue, in the building closest to Leo's By The Slice, directly across from Bagels and Noodles.

Hub on Campus Leasing Office - BedroomOur team visited the leasing office and we were amazed at how the Hub team transformed the space to reflect the lifestyle and brand of the two upcoming Hub on Campus locations. The room is split down the middle by a chic sitting area and gathering table that reflects the style of the Hub clubhouses and each side shows off the finishes and furniture of the communities' living area, bedrooms, kitchens, and bathrooms. The whole Hub team was buzzing around the office excitedly answering incoming calls from students and parents and showing in-person visitors around for a tour. You simply have to go see it for yourself, take note of the flamingo ceiling decoration - it's sure to be Pinterest famous soon.

Aero on 24th

We're loving all of the new renovations and additions to Butler Plaza, and so excited that Aero on 24th is bringing brand new, student centered apartments to the area. If you've driven down 24th Avenue lately, you've probably noticed that construction is coming along quickly for Aero on 24th and even though August move-in is a few semesters away, the buildings already look fit for move-in!

Aero on 24th Leasing OfficeThe Aero on 24th team has set up a temporary leasing office that is so close to campus you can stop by in between classes! The office is located on the 2nd floor at 1404 W. University Avenue (in the space above Just Salads, in the building next to Target Copy and Sushi 2-Go). We'll admit, we haven't had a chance to visit yet, but will come back with updates on what you can expect soon.

Aero is offering individually leased one-, two-, and four-bedroom apartment options that are fully furnished and designed with students in mind. We love this location, because you can easily walk to Butler Plaza or hop on the RTS bus or your scooter for a quick trip to the heart of UF Campus. Midtown Apartments

I think we've all been watching the new Midtown Apartments build over the last year, excited for some brand new apartment options in the heart of the Midtown neighborhood. This community is within true, easy walking distance to UF Campus (Library West, Turlington Plaza, and the Stadium are all within a 7 minute walk) and even closer to the bars and restaurants in Midtown. The team has officially opened a leasing office in the commercial space on the first level of the building, and you'll find the office directly across the street from the back entrance to The Social at Midtown.

View from Midtown Apartments

Our team was lucky enough to take a hard hat tour a few weeks ago, and our favorite part was the huge windows throughout all of the apartments offering stunning views of UF Campus including Ben Hill Griffin Stadium. With Midtown Apartments offering floor plans ranging from studios up to four bedrooms, we're excited to see some new efficiency/studio options added to the map near campus! Pictured to the left, the view of UF Campus we got to see from the top of the Midtown Apartments building!

Liv+ Apartments

Head's up Gators, we have a new option on the southeast side of UF campus, close to Sorority Row, UF's College of Dentistry, and the UF Vet School. Designed for a successful student lifestyle, Liv+ offers floor plan options ranging from studios to six bedrooms, with luxury finishes like quartz countertops and modern furnishings including a full XL mattress with a headboard. They're even planning to open a Fresh Eats Market on-site where students can stock up on essentials or grab a late night snack.

The Liv+ leasing office is also located on University Ave. across from Bagels and Noodles (yes, right next to Hub on Campus' leasing space, so you can stop by both in the same trip!). The team has set up a mock apartment in the leasing office so you can get a feel for the furniture and finishes of your future apartment.

Want to visit all of the new leasing offices in one trip? Here's our suggested route:

  1. Start at the Campus Circle temporary leasing space off Hull Road. Then, make your way to campus via 34th Ave. and University Ave.

  2. Your next stop is Midtown Apartments- turn from University Ave. left onto NW 17th St. and find a street parking spot along NW 1st Ave. close to the back entrance of The Social at Midtown.

  3. Parking for this next one might be tough, you might consider leaving your car closer to Midtown Apartments and walking along University Avenue to Aero on 24th's office. Whether you walk or drive, you're going to want to head East on University Ave. just past Target Copy to the new building with Just Salad. Aero on 24th is located on the second floor!

  4. Next up, hop back in the car and keep driving east on University Avenue just past Leo's By the Slice. There are some metered city parking spots along University that you can use an app on your phone to pay to park, or a small lot next to Hub on Campus's leasing office that they may be able to provide you a parking pass for.

  5. Finally, Liv+'s leasing office is right next door to Hub on Campus, this is the last stop on your grand tour!
